PLANNING COMMISSION <br />City of Pleasanton <br />RESOLUTION NO. 1379 <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF PLEASANTON APPROVING UP-75-27. <br />WHEREAS, the application of Falendar Homes for a conditional <br />use permit to operate a sales office in a model home complex <br />located at 7580 and 7596 Olive Drive has come before this Com- <br />mission; and <br />WHEREAS, the Planning Commission of the City of Pleasanton <br />has held public hearings on this application and has reviewed <br />pertinent maps, drawings and documents; and <br />WHEREAS, the Planning Commission has made the following <br />findings: <br />A. The proposed location of the conditional use is in <br />accord with the objectives and purposes of the <br />R-1-6500 zone. <br />B. The proposed location of the conditional use and <br />the conditions under which it would be operated or <br />maintained will not be detrimental to the public <br />health, safety or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br />C. The proposed conditional use will comply with each <br />of the applicable provisions of this chapter. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON DOES RESOLVE AS FOLLOWS: <br />Section 1. The Planning Commission hereby approves said <br />application subject to the following conditions: <br />1. That the development be substantially as shown on the <br />elevations and site plan and landscape plan, Exhibits <br />A and B, on file with the Planning Department. <br />2. That all trees used in landscaping be a minimum of 15 <br />gallons in size and all shrubs a minimum of 5 gallons. <br />3. That the approval of this use permit does not constitute <br />approval of any signing for the development and that <br />if signing is desired that it be submitted to the City <br />under separate application. <br />4. That the developer post a cash bond or letter of credit <br />in an amount satisfactory to the Chief Building Inspec- <br />tor to provide for the future removal of the planter <br />located in the middle of the driveway on Lot #35 and <br />its conversion to a full driveway and for the future <br />removal of the temporary sales office and conversion <br />of the sales office back to a garage and that the sales <br />office be converted back to a garage prior to final <br />building inspection. <br />
