C. That the proposed conditional use will comply with <br />each of the applicable provisions of this chapter, in <br />that: <br />1. The staff has presented no evidence of non- <br />compliance with the zoning code of the City of <br />Pleasanton. <br />Section 2. The Planning Commission approves UP-75-29, <br />subject to the following conditions: <br />1. That the development be substantially as shown on the <br />site plan, and elevations, Exhibit A, on file with the <br />Planning Department. <br />2. That approval of this permit does not constitute <br />approval of any signing for the development and that <br />if signing is desired that it be submitted to the <br />City under separate application. <br />3. That the developer post a cash bond or letter of <br />credit in an amount satisfactory to the chief building <br />inspector to provide for the future removal of the <br />temporary sales office improvements and conversion <br />of the sales office back to a garage and that the sales <br />office be converted back to a garage prior to final <br />building inspection. <br />4. That this use permit is granted for a period of one <br />year at which time the proponents must reapply for a <br />new permit if they wish to continue use of the complex. <br />5. That all trees used in the model home complex be a <br />minimum of fifteen gallons in size and all shrubs a <br />minimum of five gallons. <br />6. That a burglar alarm system be installed in all model <br />homes. Said system to be approved by the Police Depart- <br />ment prior to installation. <br />7. That no flags, banners, pinwheels or similar attention <br />drawing devices be utilized in the complex. <br />8. That the developer post a map in the sales office <br />showing the type of facilities and land uses surroundinc <br />the complex. <br />9. That signs be posted in the models and sales office <br />advising perspective buyers of those features of the <br />homes which are optional and are not included as part <br />of the purchase price. <br />10. That the developer call for final building inspection <br />by the city prior to any of the model homes being <br />closed for sale. <br />11. That exterior lighting be provided on the site, the <br />number and location of such lights to be approved by <br />the Police Department prior to the installation. <br />-2- <br />
