PLANNING COMMISSION <br />City of Pleasanton <br />RESOLUTION N0. 1393 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />APPROVING UP-75-29, CONDITIONAL USE PERMIT <br />FOR A MODEL HOME COMPLEX. <br />WHEREAS, the application of Morrison Homes for a conditional <br />use permit to establish a model home complex at the eastern end <br />of Dudley Court, Pleasanton, has come before this Commission; and <br />WHEREAS, the Planning Commission has held a public hearing <br />on this application and has examined pertinent maps, drawings <br />and documents. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON DOES RESOLVE AS FOLLOWS: <br />Section 1. The Planning Commission finds: <br />A. That the proposed location of the conditional use is <br />in accord with the objectives of this chapter and the <br />purposes of the district in which the site is located, <br />in that: <br />1. The site of the model home complex is in the <br />R-1-6500 District (single-family). Said district <br />permits model home and sales office complexes. <br />2. The site of the model home complex is more than <br />200 feet away from any existing dwelling outside <br />the subdivision. <br />B. That the proposed location of the conditional use and <br />the conditions under which it would be operated or <br />maintained will not be detrimental to the public <br />health, safety, or welfare or materially injurious to <br />the properties or improvements in the vicinity, in <br />that: <br />1. The model homes will have decks and be extensively <br />landscaped. <br />2. No flags, banners, pinwheels will be used to <br />attract attention to the project. <br />3. A cash bond or letter of credit sufficient to <br />cover removal of the sales office will be posted. <br />4. The permit is granted for a period of one (1) year. <br />
