PLANNING COMMISSION City of Pleasanton RESOLUTION N0. 1393 A RESOLUTION OF THE PLANNING COMMISSION APPROVING UP-75-29, CONDITIONAL USE PERMIT FOR A MODEL HOME COMPLEX. WHEREAS, the application of Morrison Homes for a conditional use permit to establish a model home complex at the eastern end of Dudley Court, Pleasanton, has come before this Commission; and WHEREAS, the Planning Commission has held a public hearing on this application and has examined pertinent maps, drawings and documents. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON DOES RESOLVE AS FOLLOWS: Section 1. The Planning Commission finds: A. That the proposed location of the conditional use is in accord with the objectives of this chapter and the purposes of the district in which the site is located, in that: 1. The site of the model home complex is in the R-1-6500 District (single-family). Said district permits model home and sales office complexes. 2. The site of the model home complex is more than 200 feet away from any existing dwelling outside the subdivision. B. That the proposed location of the conditional use and the conditions under which it would be operated or maintained will not be detrimental to the public health, safety, or welfare or materially injurious to the properties or improvements in the vicinity, in that: 1. The model homes will have decks and be extensively landscaped. 2. No flags, banners, pinwheels will be used to attract attention to the project. 3. A cash bond or letter of credit sufficient to cover removal of the sales office will be posted. 4. The permit is granted for a period of one (1) year.
