10. That the developer dedicate an 8' public service <br />easement along the Hopyard Road frontage of the sub- <br />ject property. <br />11. That the developer's contractor obtain an encroachment <br />permit from the City prior to construction. <br />12. That a 4' wide concrete sidewalk be constructed at <br />full expense to the developer along the Valley Trails <br />Drive frontage of the subject property tying in the <br />existing sidewalks on Hopyard Road and Valley Trails <br />Drive. That the parkway strip between this sidewalk <br />and the curb on Valley Trails Drive be completely <br />landscaped with street trees and groundcover and pro- <br />vided with an irrigation system. <br />13. That the emergency number of the Fire Department be <br />provided on all telephones on the site. <br />section 3.
