3. The traffic generated by the church facility will <br />not be significant given the existing traffic <br />flows at Valley Trails Drive and Aopyard Road. <br />C. That the proposed conditional use will comply with <br />each of the applicable provisions of Chapter 2, Title <br />II of the Ordinance Code of the City of Pleasanton, <br />in that: <br />1. The staff has presented no evidence of non- <br />compliance with the zoning code of the City of <br />Pleasanton. <br />Section 2. Approval of UP-76-1, subject to the conditions <br />shown as follows: <br />1. That approval of UP-76-1 is conditioned upon the ap- <br />proval of Z-76-10 and all conditions attached thereto. <br />2. That all utilities to serve the site be constructed <br />underground. <br />3. That the construction site be kept free of fire <br />hazards from the start of construction until final <br />inspection. <br />4. That any damage done to street improvements now ex- <br />isting or done during construction on the subject <br />property be repaired at full expense to the applicant. <br />5. That the applicant be informed that this property lies <br />within a flood hazard zone (as defined by the National <br />Flood Insurance Act of 1968, as amended) and that prior <br />to the issuance of a building permit by the City it <br />must be shown that measures will be taken to insure <br />flood safety as provided by City Ordinance and the <br />National Flood Insurance Act. <br />6. That the developer submit a survey and site development <br />plan per Ordinance No. 387 subsequent to the design <br />review hearing and that these plans receive approval <br />by the Director of Engineering Services prior to <br />issuance of a building permit. <br />7. The developer submit detailed site grading, drainage <br />and paving plans as part of the site development plan. <br />8. That the paving section be designed on the basis of <br />"R" value tests and a TI to accommodate anticipated <br />traffic, and that this design be subject to approval <br />by the Director of Engineering Services. The minimum <br />paving section shall be 2" A.C. on 5" A.B. The minimum <br />pavement slope shall be 1g. <br />9. That the developer be informed that a sewer connection <br />for the property is not currently available to serve <br />the property. That the time schedule when service <br />would become available is uncertain and that building <br />permits cannot be issued for the property unless a <br />private sewage disposal system is approved by the <br />City Council. That approval of the development with <br />a private sewage disposal system does not entitle the <br />development to a priority for sewage connections. <br />-2- <br />
