4. That the developer submit a building permit survey <br />and site development plan in accordance with the <br />Survey Ordinance (Article 3, Chapter 3, Title II) <br />and that these plans be approved by the Director of <br />Engineering Services prior to the issuance of a <br />building permit. <br />5. That the site development plan include all required <br />information to design and construct site grading, <br />paving and drainage. <br />6. That the paving sections for the parking and drive <br />areas be designed on the basis of an "R" value test <br />and a Traffic Index to carry the anticipated traffic <br />loads. This design shall be subject to the approval <br />of the Director of Engineering Services. <br />7. That the minimum paving section shall be 2 inch A.C. <br />over 5 inch A.B. The minimum A.C. pavement slope shall <br />be 1~. <br />8. That all utilities required to serve this development <br />be installed underground. <br />9. That developer's contractor obtain an encroachment <br />permit from the City prior to construction. <br />10. That the emergency phone number of the Fire Department <br />be posted near all telephones on the site immediately <br />following construction. <br />11. That an 8 ft. PSE along the street frontage of the <br />subject property and behind the sidewalk be dedicated <br />to the City prior to the issuance of a building permit. <br />12. That the developer install street trees in front of <br />the subject property in the same manner as prescribed <br />in Section 2-3.47 of the Pleasanton Zoning and Devel- <br />opment Code. <br />13. That applicant will abide by all requirements of the <br />Pleasanton Zoning and Development Code not herein <br />modified. <br />Section 3.
