7. That approval of the storm drainage <br />system be withheld until final design <br />calculations have been made and the <br />developer has demonstrated to the satis- <br />faction of the City Engineer that the <br />system fully meets the requirements of <br />this development and all upstream areas <br />intended to be drained through this tract <br />and that the requirements of Alameda <br />County Flood Control District have been <br />met. <br />8. That the frontage road be increased <br />in width to 60 feet for its entire length <br />with the face of curb on the freeway side <br />being 10 feet from freeway right-of-way. <br />9. That "Q" Street, the first street <br />south of Route #580 between Pimlico Drive <br />and the easterly tract line, be increased <br />in width to 60 feet. <br />10. That the off-set in the alignment of <br />Martin Avenue be worked out to be more <br />gradual, to the satisfaction of the City <br />Engineer. <br />11. That the street shown as Martin Avenue <br />and the frontage road be given the same <br />name. <br />12. That the loop street in the southwest <br />corner of this tract have a single name <br />for its entirety. <br />13. That a list of street names for this <br />tract be submitted to the Planning Direc- <br />tor for approval prior to submittal of a <br />final map. <br />14. That all wells and septic tanks on the <br />property be properly sealed, filled and <br />abandoned prior to the start of grading <br />operations on the tract development. <br />15. That a grading plan be submitted for <br />approval as a part of the improvement <br />plans. <br />16. That the developer of this tract be <br />required to participate on a 50-50 basis <br />with the developer of Tract 3297 in the <br />design and construction of a pedestrian <br />bridge across the G-3 channel where the <br />frontage road crosses this channel. <br />-2- <br />
