PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION NO. 1145 <br />A resolution of the Planning Commission <br />of the City of Pleasanton approving <br />Tentative Tract Map 3161 (refile). <br />WHEREAS, the request of MacKay & Somps, Civil <br />Engineers, on behalf of H. C. Elliott, <br />Inc., for approval of Tentative Tract <br />Map 3161 (refile) has come before this <br />Commission, and, <br />WHEREAS, the Planning Commission of the City of <br />Pleasanton has examined pertinent maps, <br />documents and testimony. <br />NOW, THEREFORE, BE IT RESOLVED that Tentative Tract Map 3161 <br />(refile) be approved subject to the <br />following conditions: <br />1. That all in-tract easements be granted <br />as public service easements with no <br />reference to specific use. <br />2. That the number, size and location of <br />fire hydrants remain subject to chance <br />pending completion of a study of this <br />matter by the Fire Chief. <br />3. That the developer provide all the <br />street lighting facilities necessary to <br />adequately light the streets within and <br />adjacent to this tract at the lowest <br />possible cost to the City. <br />4. That electric power distribution and <br />communication service systems be placed <br />totally underground except for pad-mounted <br />transformers and above-ground splicing <br />cabinets where necessary. <br />5. That approval of the water supply and <br />distribution system be withheld until the <br />developer has demonstrated to the satis- <br />faction of the City Engineer that the <br />proposed system meets both the immediate <br />and long range requirements for supplying <br />water in this area. <br />6. That approval of the sanitary sewer <br />system be withheld until the developer <br />has demonstrated to the satisfaction of <br />the City Engineer that the proposed <br />system is adequate for the service area <br />and generally meets the immediate and <br />long range requirement of the sanitary <br />sewer system in this and all tributary <br />areas . <br />
