PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 114 <br />Your resolution of the Planning Commission of <br />the City of Pleasanton approving Tentative <br />Tract 3133, Fairlands Unit No. 9. <br />EREAS, the request of MacKay and Somps, Civil Engineers, <br />on behalf of Oliver Rousseau Homes for approval <br />of Tentative Tract 3133, Fairlands Unit No. 9 <br />has come before this Commission, and, <br />EREAS, the Planning Commission of the City of Pleasanton <br />has examined pertinent maps, documents and <br />testimony. <br />W, THEREFORE, BE IT RESOLVED, that Tentative Tract Map 3133, <br />Fairlands Unit No. 9 be approved subject to the <br />following conditions: <br />1. That the median divider proposed for Tethbr: <br />Ferndale, and Whitehall Courts be eliminated. <br />2. That Whitehall Court shall be redesigned to <br />provide a cul-de-sac as opposed to a cul-de-park <br />presently proposed on the tentative map. <br />3. That the house numbers be illuminated. <br />4. That all in-tract easements be granted as <br />public service easements with no reference to <br />specific use. <br />5. That a number, size and location of fire <br />hydrants remain subject to change pending com- <br />pletion of a study of this matter by the Fire <br />Chief. <br />6. That the developer provide all street <br />lighting facilities necessary to adequately <br />light the streets within and adjacent to this <br />tract at the lowest possible cost to the City. <br />7. That electric power distribution and <br />communication service systems be placed totally <br />underground except for pad-mounted transformers <br />and above-ground splicing cabinets where necessar <br />8. That approval of the water supply and <br />distribution system be withheld until the <br />developer has demonstrated to the satisfaction <br />of the City Engineer that the proposed system <br />meets both the immediate and long range require- <br />ments for supplying water in this area. <br />9. That approval of the sanitary sewer system <br />be withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that the <br />proposed system is adequate for the service area <br />and generally meets the immediate and long range <br />requirements of the sanitary sewer system in <br />this and all tributary areas. <br />
