7. That approval of the storm drainage system <br />be withheld until final design calculations <br />have been made and the developer has demonstrated <br />to the satisfaction of the City Engineer that <br />the system fully meets the requirements of this <br />development and all upstream areas intended <br />to be drained through this tract and that the <br />requirements of Alameda County Flood Control <br />District have been met. <br />8. That a 13-foot wide public service easement <br />along the frontage of Johnson Industrial Drive <br />be dedicated to the City. <br />9. That a list of street names for this tract <br />be submitted to the Planning staff for approval <br />prior to submittal of a final map. <br />10. That all wells and septic tanks on the <br />property be properly filled, sealed and <br />abandoned prior to the start of grading <br />operations. <br />11. That a minimum street grade of .005 be used <br />throughout this development unless a flatter <br />grade is specifically approved in writing by <br />the Director of Public Works. <br />12. That the structural section of the streets <br />be continued under the curb and gutter in an <br />attempt to reduce displacement of the curb and <br />gutter. <br />13. That street trees approximately 50 feet <br />center to center be provided by the developer <br />as the streets are developed. <br />14. That sidewalks on Streets "A", "II", "C", <br />"D" and Johnson Industrial Drive be eliminated <br />during initial construction and the property <br />owner's requirement for sidewalk construction <br />be held in abeyance unless it later becomes <br />apparent to the Director of Public Works that <br />sidewalks are needed. <br />15. That the matter of Hopyard Road widening <br />shall be held in abeyance until such time as <br />the City has concluded the application o£ Homart <br />Development Corporation, except that improvements <br />of said road shall be the responsibility of <br />other people as determined by the City. <br />16. That an additional 16-foot wide dedication <br />along Stoneridge Drive be made to the City. <br />17. That the 55-foot radius for face of curb <br />of cul-de-sac bulb and 54-foot corner radius <br />be approved. <br />-2- <br />
