PRUI)I.;CT Evaluation of PRC Site & Sales Analysis <br />October 8, 2007 <br />Page 4 of 10 <br />Sales Leakage <br />• Approximately $63.25 million in annual building materials and hardware sales are <br />leaking from Pleasanton. <br />o This suggests that there is sufficient capacity for the new Home Depot to <br />operate without significantly encroaching on the sales of existing home <br />improvement retail operations. PRC's estimates (although calculated <br />outside of their report by a different methodology) indicate even higher <br />levels of leakage at $74.67 million. <br />o Further, a comparison of actual hardware and building materials sales in <br />2006 for the each of the three cities in the trade area indicated the potential <br />for "leakage" and supports a conclusion that this area experiences an <br />exchange of sales dollars. <br />Net New.
