Approximately $6.6 million will be taken from the Johnson <br />Drive location, Richert Lumber and True Value combined. $5.8 million of this <br />$6.6 million will come from Johnson Drive. <br />• Lowe's is expected to open alarge-format store in east Dublin which could <br />subtract approximately $20 million in home improvement sales from the City of <br />Pleasanton. <br />Local Impact <br />• The existing Johnson Drive store will likely not relocate or close its operations <br />based on the addition of the New Store to Pleasanton. <br />Customer Base Concentrations <br />• Home Depot will get its strongest market share from neighborhoods adjacent to <br />Site and from the eastern portion of Pleasanton. <br />• Home Depot's proposed New Store will serve southern portions of Pleasanton <br />and western and southern portions of Livermore. <br />• The lowest projected sales are from northern portion of trade area where <br />competition is stronger including the Johnson Drive Home Depot location and <br />Lowe's located in Dublin <br />KEY ASSUMPTIONS AND FINDINGS - KOSMONT <br />Sales Forecast <br />• 2009 total annual sales for the new Home Depot are estimated at $50 million. <br />• 2011 total annual sales for the new Home Depot are estimated at $53.05 millions. <br />Trade Area <br />• The trade area is relatively self-contained in that most of the sales dollars spent by <br />residents in Pleasanton, Dublin or Livermore will likely remain within this <br />geographic area. <br />~~ o The trade area encompasses the cities of Pleasanton, Dublin and <br />~~" `~:~~~ ~ z `~-.
