Enron in 1999/2000 for a natural gas powered electrical ge~zerating.facility, which
was withdrawn.
• Consider doing a risk management plan to avoid risk of blight if Home Depot were to
leave.
Staff considered this issue and determined that, based on the economic analysis and
statements of Home Depot, that there was no more likelihood of Home Depot leaving
its Johnson Drive location than any other business leaving town. Furthermore, given
the desirability of the freeway-oriented location, staff believes that even if were to
close at some point in the future, t77e property would be likely to re-lease within a
reasonable period of time and there would be little chance that the property owner
would let it deteriorate to a blighted condition, even if it took some time to lease out
due to economic conditions at that time.
• What assurances does the City have that the existing Home Depot won't close?
Consider a bond.
Again, staff believes that the odds are that the Honze Depot store on Johnson Dr.
would remain open in order to maintain a competitive force against the Dublin
Lowe 's store. Due to the fact that the existing store is extremely
impacted, customer service in that store Izas been lacking. W1~en the sales volumes
are at the level to which the store was designed to handle, The Home Depot has
excellent customer service. "
• What additional types of services will Home Depot provide in the future, e.g.,
rentals?
Home Depot states that "this will be a full service store with tool rental center (not
currently at the Johnson Dr. store), truck rental (load and go), pro desk, special
order desk, and design center. "
• Ensure that truck noise is evaluated.
is
