That the applicant shall submit a separate <br /> application to the Design review Board for approval <br /> of a comprehensive sign program for the restaurant <br /> site. <br /> <br /> 5. That the applicant provide a suitable sidewalk <br /> connecting the existing sidewalk along Koll Center <br /> Parkway to the building sidewalk. Said sidewalk <br /> design and location shall be submitted for review <br /> and approval by the Planning Director prior to <br /> issuance of any building permits. <br /> <br /> 6. That the applicant process a minor subdivision <br /> application in the event that the parcel for Site A <br /> is to be under separate ownership. <br /> <br /> 7. That construction pursuant to a valid building <br /> permit shall commence within one year. Failure to <br /> do so will result in the expiration of the <br /> development plan approval. <br /> <br /> 8.
