11. That painted pedestrian crossings be provided <br /> across the service entrance and between the food <br /> court and the Bernal Avenue sidewalk. A <br /> corresponding walkway should also be provided <br /> linking the Bernal Avenue sidewalk to the food <br /> court area. <br /> <br />12. That the developer shall: <br /> <br /> a. Construct a new bus turnout along the west <br /> side of Valley Avenue north of Koll Center <br /> Parkway (south). The location, design, and <br /> installation of the new bus turnout shall be <br /> to the satisfaction of the City Engineer. <br /> <br /> b. Reconstruct the existing bus turnout on Valley <br /> Avenue to serve as a right turn deceleration <br /> lane for the proposed driveway. The design <br /> and reconstruction of the deceleration lane <br /> shall be to the satisfaction of the City <br /> Engineer. <br /> <br />13. That the developer/owner shall process a Minor <br /> Subdivision application is sites "A" and "B" are to <br /> be under separate ownership. <br /> <br />14. That sidewalk connections shall be provided between <br /> the public street sidewalks and on-site sidewalks. <br /> <br />15. That the landscape island located opposite the <br /> Valley Avenue entrance driveway be extended to a <br /> minimum length of 36'. <br /> <br />16. That all on-site circulation movements shall be <br /> designed to the satisfaction of the City Engineer <br /> to insure adequate emergency vehicle access and <br /> eliminate any conflicting vehicular movements. <br /> <br />17. That construction pursuant to a valid building <br /> permit shall commence within 1 year. Failure to do <br /> so will result in the expiration of the development <br /> plan approval. <br /> <br />18.- That the case is subject to all Standard Conditions <br /> of Development attached hereto and made part of <br /> this case by reference except conditions No. 12, <br /> 28, 29, 33, 46, 49 and 54. <br /> <br /> - 2 - <br /> <br /> <br />
