RESOLUTION NO. 87-267 <br /> <br /> EXHIBIT "A" <br /> <br /> CONDITIONS OF APPROVAL FOR PUD-80-2-6D <br /> <br />1. That the development shall substantially conform to <br /> the plans and elevations on file with the Planning <br /> Department except as modified herein. <br /> <br />2. That the development shall be subject to all <br /> conditions of approval for case PUD-80-2-2M. <br /> <br />3. That the applicant shall submit a separate <br /> application to the Design Review Board for approval <br /> of all entrance monument signs. <br /> <br />4. That the design and color of all outdoor furniture, <br /> umbrellas, etc. to be located in the food court <br /> area be submitted for review and approval by the <br /> Planning Director prior to installation. <br /> <br />5. That the above ground transformer be relocated <br /> within or directly adjacent to the service area. <br /> The final location of the transformer shall be <br /> reviewed and approved by the Planning Director <br /> prior to issuance of any building permits. <br /> <br /> 6. That cross access and parking easements be recorded <br /> for all future parcels located within the <br /> development and be shown on a parcel map which <br /> would effect the subdivision(s). <br /> <br />7. That the applicant shall install all improvements <br /> identified as the "limit of project" on the site <br /> plan in conjunction with development of the retail <br /> complex. <br /> <br />8. That the applicant shall seed with lawn, irrigate <br /> and maintain sites A and B until they are <br /> developed. <br /> <br />9. That additional tree wells (ratio 1 per 6 lineal) <br /> be installed within the parking lot area. The <br /> final number and location must be submitted for <br /> review and approval by the Planning Director prior <br /> to issuance of a building permit. <br /> <br /> 10. That the sign program shall be per the criteria set <br /> forth on page pr-8 of Exhibit A, with the exception <br /> that all logos "are limited to a maximum height of <br /> 20," individual letters are limited to two colors <br /> only and that the applicant submit the final color <br /> palette for the individual letters for review and <br /> approval by the Planning Director prior to <br /> installation. All building, eave and under canopy <br /> signs shall be submitted for review and approval to <br /> the Planning Director prior to installation. <br /> <br /> - 1 - <br /> <br /> <br />
