Resolution No. 87-246 <br /> <br /> EXHIBIT "A" <br /> <br /> CONDITIONS OF APPROVAL OF PUD-80-2-5D <br /> <br /> 1. That the development shall substantially conform to the plans <br /> and elevations on file with the Planning Department except as <br /> modified herein. <br /> <br />2. That the development shall be subject to all conditions of <br /> approval of PUD-80-2-2M. <br /> <br />3. That a final landscaping plan for the project shall be <br /> submitted to the Planning Director for review approval prior <br /> to the issuance of a building permit and that such a plan <br /> shall include the meandering pedestrian pathway along the <br /> eastern boundary of the site and additional pedestrian <br /> passive areas at the westerly and easterly terminus of the <br /> water element. <br /> <br />4. That a final parking plan for the project shall be submitted <br /> for review and approval by the Planning Director prior to the <br /> issuance of a building permit. <br /> <br />5. That a comprehensive signing program shall be submitted for <br /> review and approval by the Design Review Board. <br /> <br />6. That any utility schemes for mechanical equipment on the roof <br /> elevations of the structures shall be constructed of the same <br /> material utilized for building walls. <br /> <br />7. Both private entrance drives from Koll Center Parkway shall <br /> be thirty feet (30') wide from face of curb to face of curb. <br /> <br />8. The owner/developer shall grant a public service easement <br /> from Koll Center Parkway to the sanitary sewer lift station <br /> to provide access for maintenance and operation of the <br /> station. This easement shall be at least 25' wide, shall be <br /> over the proposed on-site driveways, and shall be designed to <br /> the satisfaction of the City Engineer. <br /> <br />9. The line of parking stalls along the north and the south <br /> property line shall be designed to provide landscaped areas <br /> at the existing storm and sanitary manholes in order to <br /> maintain access for maintenance purposes. <br /> <br />10. The line of parking stalls and the driveway west of Building <br /> A shall be redesigned, to the satisfaction of the City <br /> Engineer, in order to provide a service drive from the <br /> on-site driveway to the sanitary sewer lift station. The <br /> redesign shall also be coordinated with the existing and <br /> proposed improvements in the landscape easement. <br /> <br /> - 3 - <br /> <br /> <br />
