• Lots 1 through 12, 17, 18, 21, and 29 through 34 shall be defined as High
Visibility Lots and shall be governed by the High Visibility Lot standards of the
residential design guidelines. This condition shall appear in the design
guidelines.
• With the tentative subdivision map, staff and the applicant shall review the
Oak Grove development and design guidelines with reference to the refined
grading/engineering analysis and plans, building facade articulation
guidelines, tree analysis, planting plan, and related information submitted with
the tentative map. The purpose shall be to determine whether an additional
requirement of a single story height limitation for high visibility lots (#1-10, 17,
18, 21, 33 and 34) would have the effect of reducing visual impacts without
causing additional grading and impact to trees and topography. Furthermore,
this limitation shall be considered with respect to whether or not one-story
houses would have a clear benefit with respect to visual impact from off-site
views when compared to the existing guidelines.
The Residence Lot Design Guidelines shall be implemented by the individual lot
owner and their designees as conditions to the subject property.
26. The review and approval of the Oak Grove homes shall conform to the design
review procedures set forth by Section 18.20, Design Review, of the Pleasanton
Municipal Code with the following exceptions:
Computer generated and professionally rendered view analyses shall be
submitted with the design application for the review and approval of the
Zoning Administrator. The view analyses shall minimally include one front
and one rear view of the home. The zoning administrator may require
additional views based upon the site's location, surroundings, and terrain.
• Noticing for the future design applications shall include the neighborhoods
adjoining the Oak Grove development's north and west property lines to a
distance of 1,000 feet from the Lin property boundary.
• With the notification of the Zoning Administrator's action sent to the Planning
Commission, staff will provide to the Planning Commission copies of the
Zoning Administrator's approval letter, conditions of approval, visual analyses
of the proposed house, and reduced copies of the plan set of the proposed
home including colored building perspectives and building elevations, floor
plans, landscape plans, grading plans, and any other design details
considered by the Zoning Administrator to be pertinent to the proposed
design.
27. The project developer shall work with staff to further refine the building design
guidelines including the recommended architectural styles specified under
Statement G-12, Architectural Style. The revised guidelines shall be subject to
review and approval by the Planning Director. The approved Design Guidelines
Page 11 of 39
