Chief Building and Safety Official prior to the issuance of a final building/ <br />occupancy permit. During demolition and construction, the lot owner/ <br />contractor shall mark all trash disposal bins "trash materials only" and all <br />recycling bins "recycling materials only." The lot owner/contractor shall <br />contact Pleasanton Garbage Service for the disposal of all waste (including all <br />recycling materials) from the site. This condition shall appear in the design <br />guidelines. <br />• Modify Statement G-2, Height and Maximum House Size, to state: <br />The maximum building height for Lots 1 through 51 shall be 30 feet unless the <br />lot is designated for asingle-story structure where the maximum building <br />height shall be 25 feet. <br />• Modify Statement G-3, FAR Maximum Area, to state: <br />Maximum Building Floor Area (FAR) shall be 20 percent of the lot area <br />except for Lots 1, 6. 7, 10, 11. 12, 32. 33. and 34 which shall be limited to <br />a maximum floor area of 9,175 square feet, and Lots 26, 45, and 51 which <br />shall be limited to a maximum floor area of 12,500 square feet. Up to 800 <br />square feet of garage floor area -for attached and detached garages - is <br />exempt from the maximum allowable building floor area. Garage floor <br />area over 800 square feet shall be subtracted from the maximum <br />allowable primary building floor area. Building floor area will include all <br />enclosed accessory structures, but does not include the area of an open <br />structure including trellises, arbors, patios, open patio covers, <br />swimming/lap pools, and spas. <br />• The tentative map and the Design Guidelines shall include a table including <br />every lot in the development, its lot number, lot area, and maximum house <br />size based on 20 percent FAR or as may be further limited by the applicable <br />square footage cap stated above. <br />• Modify Statement G-5.1, Maximum Graded Slope, to state: <br />Grading for the individual lot designs shall not exceed a slope of 3:1 unless <br />located underneath a building and, where day-lighted, is treated with <br />architectural and landscape features to hide the steeper slope or as reviewed <br />and approved by the Planning Director and City Engineer. <br />• Modify Statement G-6.2, Fagade Elements With Depth And Shadow, to state: <br />To enhance the articulation and depth of the architecture, elements including, <br />but not limited to, covered porches at entries and patios, entry alcoves, bay <br />windows, entry and parking courts, connective breezeways, etc., shall be <br />used. <br />• Modify the first sentence of Statement G-8.2, Side Drive, to state: <br />The drive is placed within the side yard setback within a minimum 23 feet of <br />the side property line. <br />Page i0 of 39 <br />
