determines that sufficient water is not available at the time of application of <br />building permits. <br />7. The building permit plan check materials will be accepted for submittal only after <br />completion of the 15-day appeal period, measured from the date of the approval <br />letter, unless the project developer submits a signed statement acknowledging <br />that the plan check fees may be forfeited in the event that the approval is <br />overturned on appeal, or that the design is significantly changed as a result of the <br />appeal. In no case will a building permit be issued prior to the expiration of the <br />15-day time period. <br />8. Prior approval from the Planning Department must be received before any <br />changes are constituted in site design, grading, building design, building colors or <br />materials, landscape material, etc. <br />9. The hours and operation of all industrial activities and/or warehousing, including <br />loading/drop-off/pick-up, shall occur Monday through Friday 7:00 a.m. to <br />7:00 p.m. <br />PLANNING <br />Screening of and Location of Equipment and Utilities <br />10. The project developer shall effectively screen from view all ducts, meters, air <br />conditioning equipment, and any other mechanical equipment, whether on the <br />structure, on the ground, or on the roof, with materials architecturally compatible <br />with the main structure. Screening details shall be shown on the plans submitted <br />for issuance of building permits, the adequacy of which shall be determined by <br />the Planning Director. All required screening shall be provided prior to <br />occupancy. <br />11. All mechanical equipment shall be constructed and operated in such a manner <br />that noise emanating from it will not be perceptible beyond the property plane <br />and in conformity to the Pleasanton Municipal Code. The applicant shall submit <br />a noise reading for the site should complaints be received. <br />12. The location of any pad-mounted transformers and/or building electrical service <br />panel shall be subject to approval by the Planning Director prior to issuance of <br />permits by the Building and Safety Division. Such transformers and/or building <br />electrical service panels shall be screened by landscaping or contained within an <br />enclosure matching the building and with corrugated metal gates. All <br />transformers and/or building electrical service panel shall be shown on the plans <br />submitted for issuance of building permits. The project developer shall attempt to <br />locate transformers and/or building electrical service panel at the rear of the site. <br />13. Backflow prevention devices, above-ground irrigation controls, and above-ground <br />irrigation meters shall be located and screened so as to minimize visual impacts. <br />2 <br />
