Ranch State of California and would include up to a maximum of 800 units plus a <br />separate assisted living/skilled nursing/physical therapy facility with an <br />undetermined number of beds/units. The project would be constructed in phases <br />dependent upon City approval and overall interest in the project. The project <br />would be unique to this area and meet the needs of seniors seeking a high <br />quality, full service continuing care environment. <br />C. An approximately 11 acre retail development being developed by Fremont Land, <br />including 106,000 square feet of building area, a food market, bank, restaurant, <br />and shops. <br />D. A 17 acre City community park. <br />E. A five acre site for future potential auto mall expansion or retail/office <br />development. (This property is now being proposed for a neighborhood park.) <br />Consistent with the MOU, Stoneridge Drive would only be extended to the senior <br />continuing care community and the community park. Employees and customers <br />wishing to access the auto mall and commercial uses would use EI Charro Road. A new <br />road, currently called Auto Mall Place, will be developed west of EI Charro Road to <br />access the auto mall, retail center and community park. Emergency vehicle access will <br />be provided from the new portions of Stoneridge Drive to Auto Mall Place. <br />PROJECT STATUS <br />Since the execution of the MOU, staff has been meeting with the three developers <br />regarding development proposals. To date the following has occurred: <br />Approved the Cooperative and Cost Sharing agreements with the City of Livermore, <br />Alameda County, and Vulcan Materials regarding the design and construction of EI <br />Charro Road. <br />Conducted a neighborhood meeting to allow informal interaction and comment with the <br />community on the project. <br />Completed a staff review of development plans from CLC, Hendrick and Fremont Land. <br />Staff anticipates final revisions once final PUD applications are received. <br />Conducted the EIR scoping meeting and completed an initial review of the preliminary <br />draft sections of the project EIR including the traffic study. <br />City Council has authorized staff to meet with San Jose Arena Management group <br />(SJAM) regarding potential use of City park land for a public, recreational ice skating <br />facility. <br />Page 4 of 16 <br />
