architectural and landscape features to hide the steeper slope or as reviewed <br />and approved by the Planning Director and City Engineer. <br />• Modify Statement G-6.2, Facade Elements With Depth And Shadow, to state: <br />To enhance the articulation and depth of the architecture, elements including, <br />but not limited to, covered porches at entries and patios, entry alcoves, bay <br />windows, entry and parking courts, connective breezeways, etc., shall be <br />used. <br />• Modify the first sentence of Statement G-8.2, Side Drive, to state: <br />The drive is placed within the side yard setback within a minimum 23 feet of <br />the side property line. <br />• Lots 1 through 12, 17, 18, 21, and 29 through 34 shall be defined as High <br />Visibility Lots and shall be governed by the High Visibility Lot standards of the <br />residential design guidelines. This condition shall appear in the design <br />guidelines. <br />• With the tentative subdivision map, staff and the applicant shall review the <br />Oak Grove development and design guidelines with reference to the refined <br />grading/engineering analysis and plans, building facade articulation <br />guidelines, tree analysis, planting plan, and related information submitted with <br />the tentative map. The purpose shall be to determine whether an additional <br />requirement of a single story height limitation for high visibility lots (#1-10, 17, <br />18, 21, 33 and 34) would have the effect of reducing visual impacts without <br />causing additional grading and impact to trees and topography. The review and approval of the Oak Grove homes shall conform to the design <br />review procedures set forth by Section 18.20, Design Review, of the Pleasanton <br />Municipal Code with the following exceptions: <br />• Computer generated and professionally rendered view analyses shall be <br />submitted with the design application for the review and approval of the <br />Zoning Administrator. The view analyses shall minimally include one front <br />and one rear view of the home. The zoning administrator may require <br />additional views based upon the site's location, surroundings, and terrain. <br />• Noticing for the future design applications shall include the neighborhoods <br />adjoining the Oak Grove development's north and west property lines to a <br />distance of 1,000 AAA-feet from the Lin property boundary. <br />City Council October 2. 2007 Page 12 of 41 <br />
