<br /> <br />I. TRAFFIC FACILITLES <br />Developer .agrees to place the project site into an <br />assessment district or districts for the construction of all <br />of the facilities necessary for the amelioration of traffic <br />congestion-caused by development of the subject property <br />including its direct and cumulative traffic impact. Facilities <br />may be those described in the North Pleasanton Traffic <br />Studies, Volumes I and II, the Traffic Impact Analysis <br />Stoneridge Center, April 15, 1981, or other Facilities <br />deemed necessary by the City. The .assessment district or <br />districts shall be formed at the time deemed necessary by <br />the City. <br />II. WATER SERVICE STUDY <br />Developer agrees to participate in the funding of a <br />comprehensive water study of the North Pleasanton area <br />designed to identify short and long-term improvements <br />necessary to achieve adequate water supply .and pressure, <br />said study being in progress at this time. The Developer's <br />share of the total cost of the study may be made a part of a <br />subsequent assessment district, at the discretion of the <br />City. In the event said study costs are not made a part of <br />an assessment district, Developer shall pay to the City the <br />Developer's share of the total cost, an amount not to exceed <br />$ 5,000.00 within one month of notification by the City <br />Engineer of demand for payment and the amount thereof.
