She added that while it was not preferred, it has been <br />successful. She noted that staff supported two-car garages but was concerned about <br />adequate turn around to enable cars to move out of the site facing forward rather than <br />backing out onto first street. <br /> <br />Mr. Carey stated that he lived on Second Street and that all parking there is tandem. He <br />noted that they would revisit the issue of garages, a one-car garage or carport on the right <br />side of the existing house. He indicated that he was fine with variation, as well as with <br />having parking underneath the units if there is adequate square footage. <br /> <br />Commissioner O’Connor stated that he prefers a small parking space in front with living <br />space at the back versus tandem parking. He added that he would not be opposed to an <br />office on top of the garage but would not like to have another living unit because that <br />would mean another car. He noted that this might be a good transition from one-story to <br />a two-story garage to a three-story unit. <br /> <br />Mr. Huff stated that they would try to put in a two-car garage if they can manage it, but <br />this would reduce the amount of green space. He suggested having one-car garage and an <br />uncovered parking in the green space between the houses; above the uncovered space <br />would be trellises to tie the houses. <br /> <br />Commissioner O’Connor noted that a variation of two-car garages and one-car garage <br />with lattice work would also be attractive. Mr. Huff stated that they would not have the <br />two-car garages on the same plane but have the other car back. He reiterated that these <br />are preliminary thoughts depending on what space they can manage in a small lot. <br /> <br />Commissioner Pearce stated that she does not have a problem with tandem parking. <br /> <br />Commissioner Blank stated that his preference is a two-car garage, but if this is not <br />possible, tandem would be acceptable. He asked the applicants to work with staff. <br /> <br />Commissioner O’Connor noted that he would not like to see tandem on all of the units so <br />there is variation between the units. He noted that while there is tandem parking on <br />Second Street, there is also a lot of curb parking, and there is not enough curb in front of <br />this site for parking. <br /> <br />Chairperson Fox expressed backing out of the garage into the traffic on First Street. <br /> <br />Mr. Huff said that vehicles will not be backing out of the site as there is a hammerhead <br />where the card can turn around and go facing forward onto First Street. <br /> <br />PLANNING COMMISSION MINUTES July 25, 2007 Page 32 of 35 <br /> <br /> <br />
