The third sentence of the fifth paragraph on page 9 should be modified to read as
follows: “He would like to see the conditions of approval include a requirement that
the landscaping must be in before August 1 the first lot is sold to avoid seeing
unattractive retaining walls.”

The fourth sentence of the first paragraph on page 10 which reads: “He would like to
be able to retain the water line to where the City took over and stated that the private
driveway was the exclusive property of the Chrismans, who were responsible for
retaining the water line” should be deleted and replaced by “The current condition
has the Chrismans installing a water line and meter to his property, and there was a
problem as the water line goes down the private driveway which is the exclusive
property of the Chrismans.”

Add the following language before the first paragraph of page 10: “He noted that
there are three shared wells in the area that were installed before the properties were
annexed and City water was available. The Berlogars had a shared well with the
Reznicks, and this shared-well relationship and the easements were released with the
development on their properties. The other shared well is between the Sariches and
the Robertses, and although the well worked fine when installed, there are water
quantity problems today.”

Ms. Roberts:

Modify the fourth sentence of the second paragraph on page 10 to read as follows:
“She agreed with staff that there was no nexus between the design guidelines and the
well issue and that there did not need to be one in the future.”

With respect to the last paragraph on page 8, no mention is made of Mr. Happ’s
statement that there were three places to stockpile off-haul dirt, including the
Vineyard Avenue Corridor.

Commissioner Blank requested that staff check the tape for this correction as this is a
third-party correction and should be done by Mr Happ as the speaker.

Ms. Decker indicated that as a matter of point, staff checks all revisions requested against
the recorded proceedings before finalizing the Minutes.

Commissioner Narum noted that she does not recall Ms. Roberts’ first correction as being
quite the way it was stated and requested staff to check this out as well.

Modify the second-to-last sentence of the third paragraph on page 10 to read as
follows: “She noted that visuals were required for anything everything in the
Vineyard Corridor Specific Plan.”

PLANNING COMMISSION MINUTES July 25, 2007 Page 2 of 35
