PLANNING COl~ALISSION Pleasanton, California RESOLUTION N0. 1003 WHEREAS, the application of Morrison Homes for approval of Tentative Tract ~k3112, Valley Trails, Unit dk4, has come before this Commission, NOW, THEREFORE BE IT RESOLVED, that the Planning Commission of the City of Pleasanton hereby approves said tentative map subject to the following conditions: 1. That all in-tract easements be granted as public service easements with no reference to specific use. 2. That the number, size and location of fire hydrants remain subject to change pending completion of a study of this matter by the Fire Chief. 3. That the developer provide all the street lighting facilities necessary to adequately light the streets within and adjacent to this tract and the linear park at the lowest possible cost to the City. 4. That electric power distribution and communication service systems be placed totally underground except for pad-mounted transformers and above-ground splicing cabinets where necessary. 5. That approval of the sanitary sewer system be with- held until the developer has demonstrated to the satisfaction of the City Engineer that the proposed system is adequate for the service area and generally meets the immediate and long range requirements of the sanitary sewer system in this and all tributary areas. 6. That approval of the water supply and distribution system be withheld until the developer has demonstrated to the satisfaction of the City Engineer that the proposed system meets both the immediate and long range requirements for supplying water in this area. 7. That approval of the storm drainage system be withheld until final design calculations have been checked and the developer has demonstrated to the satisfaction of the City Engineer that the system fully meets the requirements of this development and all upstream areas intended to be drained through this tract and that the requirements of Alameda County Flood Control District have been met. 8. That the Planning Commission allow a modification of Article 7.04, Ordinance No. 358, approving the three cul-de-sacs over S00 feet in length.
