PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1015 <br />WHEREAS, the application of Leonard and Joyce Grossman for a <br />conditional use permit to allow the operation of a <br />preschool and kindergarten in an RM-15 (Multiple <br />Family) District; said use to be located at 883 Rose <br />Avenue, Pleasanton, has come before this Commission, <br />NOW THEREFORE BE IT RESOLVED, that UP-70-7 be approved subject to the <br />following conditions: <br />1. That the applicant provide 5 parking spaces for <br />the first phase of the project. That the plan of said <br />spaces be submitted for review. <br />2. That the total number of parking spaces for the <br />entire project be 14. <br />3. That a more solid and substantial fence be provided <br />6 ft. high at the rear and side yards. <br />4. That approval of this use does not constitute design <br />review of the second phase development. <br />5. That at the time of the second phase development <br />the applicant submit for site plan, landscaping and <br />architectural approval. <br />6. That the applicant adhere to the conditions set <br />forth by the State Department of Social Welfare, <br />Public Works Department, Building Department and <br />Fire Department. <br />7. That the architectural renovations or color schemes <br />for the existing building be subject to the approval <br />of the Planning Director. <br />8. That curb, gutter, sidewalk and tfe-in paving <br />as necessary be constructed across the frontage of the <br />property in conjunction with the proposed remodeling. <br />9. That the street number be posted so as to be easily <br />seen and read from the street at all times, nig ht and <br />day. <br />L0. That a drainage plan for the site be approved by <br />the City Engineer prior to issuance of a building <br />permit. This drainage plan should provide for <br />draining the entire site toward Rose Avenue with <br />the drainage being picked up on-site and carried in <br />pipes under the sidewalk and into the street gutter. <br />11. That all driveway and parking areas be paved with <br />a minimum of 2-inch A.C. over 5-inches A.B. <br />
