p1ANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION.-NU, 1029 <br />WHEREAS, the applicatiAn of San Ramon Engineers for a time extension <br />of Tentative Tract Map ~k2955, Val Vista, Unit ~k6, has <br />come before this Commission, <br />NOW, THEREFORE BE IT RESOLVED, that the Planning Commission of the City <br />of Pleasanton hereby approves said Tentative Tract Map ~k2955 <br />subject to the following conditions: <br />1. Terms of Annexation No. 53. <br />2. Total lots.allo:aed to be 1,025, not,mor~ than 50% to <br />be 6,200 sq.ft. to 6,500 sq.ft. in area (total lots allowed <br />to be 1,020 lots, not more than 33% to be 6,200 sq.ft. to <br />6,500 sq.fi. in area). <br />3. A complete landscape p)an for backup fence and land- <br />scaping to be provided for Planning Commission review and <br />approval at the time of submittal of the first tentative <br />map for approval. Such plans to incorporatq, the irregular <br />fence pattern shown on Exhibit A and the fence design <br />shall be similax and of equal quality to the wood and block <br />design shown in the photograph designated Exhibit C. <br />4. The street pattern shall be in substantial conformance <br />with Exhibit A. Relottixig necessary to reduce the allowed <br />number of lots. shall resolve the lots of undesirable con- <br />figuration as designated. on Exhibit A. <br />5. The typical site plans designated Exhibit B are approved <br />in concept to include the following features.: <br />a. Provisions for storage area for boat or trailer to be <br />provided on not less than 20% of the. .lots. <br />b. Reduction of, front yard to 10 ft. where garage is turned <br />90% to the street or where garage access is from another <br />frontage. In either case,. such minimum dimensions shall not <br />extend over more than 50% of the lot frontage (or any one <br />frontage) and the remaining front yards shall meet the <br />minimum Ordinance requirements for. minimum dimensions. <br />c. Variable locations of rear yards are permitted provided <br />that the minimum area of rear yard. (1300 sq.ft.) with a <br />dimensions of not less than 20 ft. is maintained. <br />d. On corner lots, the .interior side yard and the rear <br />yard may be interchanged in location. <br />6. Gross floor area of .the C-N zone shall be limited to <br />60,000 sq.ft. subject to Ordinance requirements. <br />7. Adequate provisions for a landscaped buffer of not less <br />than 10 ft. shall be provided between the C-N and backing <br />R-1 developments. <br />8. A service station proposed for the C-N shall be subject <br />to a Use Permit and shall incorporate the following <br />features: <br />a. It shall either be designed backing up to the thoroughfare <br />or as an integral part of the main building mass. <br />
