That the developer construct such street improve- <br />ments as are necessary to complete these two streets <br />adjacent to this property along with any necessary <br />transitions from existing street improvements. Such <br />street improvements should include, but not be limited <br />to, curb and gutter, sidewalk, paving, street lights, <br />street trees and storm drainage facilities. Detailed <br />construction plans for these improvements should be <br />prepared by a licensed Civil Engineer and approved by <br />the City Engineer prior to issuance of a building permit. <br />14. That a detailed plan for proper utility extensions <br />be developed and necessary utility extensions be <br />constructed in conjunction with the development of <br />this property. <br />15.
