PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1035 <br />WHEREAS, the application of C. & H. Development Company for a <br />conditional use permit to allow the construction of a <br />service station in a C-F District, said service station <br />to be located on the southwest corner of the intersec- <br />tion of Hopyard Road and Johnson Industrial Drive, <br />property described as a portion of Parcel 4, Block 1301, <br />Book 941 of Alameda County Assessor's Office, has <br />come before this Commission, <br />NOW, THEREFORE BE IT RESOLVED, that UP-70-15 be approved, subject to <br />the following conditions: <br />1. That the total complex be substantially constructed <br />as shown on Exhibit A. <br />2. That trailer rentals, auto towing facilities and <br />equipment and other non-related services shall be <br />prohibited on said premises. Said condition is hereby <br />applicable to the property owner and to the lessee of <br />said property. <br />3. That the applicant submit said drawings for review <br />by the Design Review Board. <br />4. That any or all conditions of the use permit and <br />those imposed by the Design Review Board be posted on <br />the premises of said service station at all times. <br />5. That it be the responsibility of the property owner <br />and the lessee to adhere to all conditions, and that <br />said conditions be made a part of any lease or dealer <br />sub-lease. <br />6. That no parking be permitted on the Hopyard Road <br />frontage of said service station. <br />7. That applicant conform to the established sign <br />ordinance. <br />8. That no storage or parking of vehicles on premises <br />be permitted beyond 48 hours. <br />9. No automotive or recreational vehicles may be <br />advertised for sale on the premises. <br />10. That only low level lighting be permitted, and these <br />be placed so that they do not interfere with passing <br />motorists' visibility. <br />11. That no banners, flags, pinwheels, etc., be <br />permitted on the site of the service station. <br />12. That the property owner dedicate to the City such <br />right s-of-way that are necessary for the ultimate <br />development of Johnson Industrial Drive and Hopyard <br />Road adjacent to this property. Such dedication should <br />be completed prior to issuance of a building permit. <br />
