That the water and fire protection facilities be <br />designed and constructed in accordance with the City's <br />standards and specifications and that inspection fees be <br />paid to the City in accordance with the schedule used for <br />subdivisions. <br />31. That the streets and storm drainage facilities be <br />designed and constructed in accordance with the City's <br />standards and specifications and that inspection fees be <br />paid to the City in accordance with the schedule used for <br />subdivisions. <br />32. That the developer dedicate to the City that portion <br />of this property that lies within the Arroyo del Valle. <br />The quality and exact extent of this dedication shall be <br />as determined by the City Attorney. <br />33. That all existing wells and septic tanks on the <br />property be sealed and abandoned in accordance with City <br />Standards. <br />34. That street lighting on Vineyard Avenue be provided as <br />directed by the City Engineer at the lowest possible annual <br />cost to the City. <br />35. That street lighting be provided on the interior streets <br />to the satisfaction of the Planning Director. <br />36.~hat the existing wooden pole electrical line along <br />Vineyard Avenue be replaced with a streamlined-underground <br />system. Spacing of the steel poles should be arranged to <br />correspond with the desired location of street lights on <br />Vineyard Avenue. <br />37. That the existing wooden pole line across the rear of <br />the property be placed underground unless it is demonstrated <br />to the satisfaction of the Planning Commission that this is <br />economically unfeasible. <br />38. That a record of survey of this property be prepared <br />and filed at the developer's expense prior to start of <br />construction. <br />39. That the driveway opening onto Vineyard Avenue be <br />reduced in width to the satisfaction of the City Engineer. <br />40. That the street names be revised to eliminate the possible <br />confusion existing on the proposed layout.
