PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1036 <br />WHEREAS, the application of McDonnell & Associates for a conditional <br />use permit to operate a mobile home park on that property <br />described as Parcel 14-4 of Alameda County Assessor's <br />Map Book 946, Block 1250, containing 21 acres, more or <br />less, said mobile home park to contain approximately <br />159 spaces, and commonly known as 3153 Vineyard Avenue, <br />Pleasanton, has come before this Commission, <br />NOW, THEREFORE BE IT RESOLVED, that UP-70-14 be approved, subject to the <br />following conditions: <br />1. That the permit is granted for the property as des- <br />cribed in the application and any attachments thereto and <br />as shown on the attached plan labeled Exhibit A. <br />2. That all requirements of any law or agency of the State, <br />Alameda County and any other Governmental entity shall <br />be met. <br />3. That all curb openings as proposed on the plot plan on <br />Vineyard Avenue shall be subject to the approval of the <br />Public Works Department. <br />4. That there shall be a 6 ft. redwood fence installed <br />along the entire easterly, westerly and northerly property <br />lines with the exception of that right-of-way proposed for <br />the Arroyo Del Valle Parkway. <br />5. That on certain unique lot areas specified by the Planning <br />Director, the applicant shall submit a precise plot plan <br />showing how the trailer shall be located on the proposed <br />lot and subject to the approval of the Planning Director. <br />6. That the final development plans for the park shall also <br />include a proposed lighting system for the entire develop- <br />ment, which shall be subject to the approval of the Planning <br />Director. <br />7. That the applicant shall submit a typical service curb <br />detail showing water, sewer and electrical connection. <br />8. There shall be a 15 ft. rear yard setback along Vineyard <br />Avenue and the easterly and westerly property lines. <br />9. That ail trailer spaces shall maintain a minimum of <br />6 ft. frontyard setback. <br />10. That trailer skirts shall be required 60 days after the <br />placement of said trailer. <br />11. The developer shall provide frontage improvements on <br />Vineyard Avenue which shall be subject to the approval of <br />the Public Works Director. <br />12. Terms of Annexation #61. <br />13. That the developer shall submit a drainage plan subject <br />to the approval of the Public Works Director. <br />14. That the developer shall provide all electrical and <br />communication lines underground. <br />15. That adequate garbage collection areas shall be <br />provided on site and said area shall be properly screened <br />and landscaped subject to the approval of the Planning <br />A.x.~6.atRr;. <br />
