PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1061 <br />WHEREAS, the application of MacKay & Somps for time extension <br />approval of Tentative Tract #2980, Vintage Hills, <br />has come before this Commission, <br />NOW, THEREFORE BE IT RESOLVED, that Tentative Tract ~k2980, Vintage Hills, <br />be approved subject to the following conditions: <br />1. That the applicant adhere to the conditions of the <br />Public Works Department. <br />2. That the location of homes on reverse corner lots be <br />subject to review by the Design Review Board. <br />3. That the southerly portion of the tract or that <br />portion bounded in red on the submitted map labeled <br />Exhibit A, be held in abeyance pending a meeting between <br />this City and the developer. <br />4. It is recommended that the limits of Tentative Map <br />Tract ~k2980, be revised to exclude that southern portion <br />outlined in red on Exhibit A. <br />5. That all in-tract easements be granted as public <br />service easements with no reference to specific use. <br />6. That the number, size and location of fire hydrants <br />remain subject to change pending completion of a study <br />of this matter by the Fire Chief. <br />7. That the developer provide all the street lighting <br />facilities necessary to adequately light the streets <br />within and adjacent to this tract at the lowest passible <br />cost to the City. <br />8. That electric power distribution and communication <br />service systems be placed totally underground except <br />for pad-mounted transformers and above-ground splicing <br />cabinets where necessary. <br />9. That approval of the sanitary sewer system be with- <br />held until the developer has demonstrated to the satis- <br />faction of the City Engineer that the proposed system <br />is adequate for the service area and generally meets the <br />immediate and long range requirements of the sanitary <br />sewer system in this and all tributary areas. <br />10. That approval of the water supply and distribution <br />system be withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that the <br />proposed system meets both the immediate and long range <br />requirements for supplying water in this area. <br />
