PLANNING COMMISSION Pleasanton, California RESOLUTION NO. 1072 the application of Amador Valley Investors for approval of Tentative Tract Map 3297-Fairlands Park-has come before this Commission, THEREFORE BE IT RESOLVED, that the Planning Commission of the City of Pleasanton hereby approves said Tentati Tract Map subject to the following conditions: 1. That all in tract easements be granted as public service easements with no reference to specific use. 2. That the number, size and location of fire hydrants remain subject to change pending completion of a study of this matter by the Fire Chief. 3. That the developer provide all the street lighting facilities necessary to adequately light the streets within and adjacent to this tract at the lowest possible cost to the City. 4. That electric power distribution and communication service system be placed totally underground except for pad-mounted transformers and above-ground splicing cabinets where necessa: 5. That approval of the water supply and distribution system be withheld until the developer has demonstrated to the satisfaction of the City Engineer that the proposed system meets both the immediate and long range require- ments for supplying water in this area. 6. That approval of the sanitary sewer system be withheld until the developer has demonstrated to the satisfaction of the City Engineer that the proposed system is adequate for the service area and generally meets the immediate and long range requirements of the sanitary sewer system in this and all tributary areas. 7. That approval of the storm drainage system be withheld until final design calculations have been made and the developer has demonstrated to the satisfaction of the City Engineer that the system fully meets the requirements of this developer and all upstream areas intended to be drained through this tract and that the require- ments of Alameda County Flood Control District have been met. 8. That a list of street names for this tract be submitted to the Planning Director for approv< prior to submittal of a final map. 9. That all wells and septic tanks on the pro- perty be properly sealed, filled and abandoned prior to the start of grading operations on the tract development. 10. That a building plan be submitted for approval as a part of the improvement plans and e minimum grade for streets or drives be set at .5o unless otherwise approved by the City Enginee .
