PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION NO. 1072 <br />the application of Amador Valley Investors for <br />approval of Tentative Tract Map 3297-Fairlands <br />Park-has come before this Commission, <br />THEREFORE BE IT RESOLVED, that the Planning Commission of the <br />City of Pleasanton hereby approves said Tentati <br />Tract Map subject to the following conditions: <br />1. That all in tract easements be granted as <br />public service easements with no reference to <br />specific use. <br />2. That the number, size and location of fire <br />hydrants remain subject to change pending <br />completion of a study of this matter by the <br />Fire Chief. <br />3. That the developer provide all the street <br />lighting facilities necessary to adequately <br />light the streets within and adjacent to this <br />tract at the lowest possible cost to the City. <br />4. That electric power distribution and <br />communication service system be placed totally <br />underground except for pad-mounted transformers <br />and above-ground splicing cabinets where necessa: <br />5. That approval of the water supply and <br />distribution system be withheld until the <br />developer has demonstrated to the satisfaction <br />of the City Engineer that the proposed system <br />meets both the immediate and long range require- <br />ments for supplying water in this area. <br />6. That approval of the sanitary sewer system <br />be withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that <br />the proposed system is adequate for the service <br />area and generally meets the immediate and long <br />range requirements of the sanitary sewer system <br />in this and all tributary areas. <br />7. That approval of the storm drainage system <br />be withheld until final design calculations have <br />been made and the developer has demonstrated to <br />the satisfaction of the City Engineer that the <br />system fully meets the requirements of this <br />developer and all upstream areas intended to be <br />drained through this tract and that the require- <br />ments of Alameda County Flood Control District <br />have been met. <br />8. That a list of street names for this tract <br />be submitted to the Planning Director for approv< <br />prior to submittal of a final map. <br />9. That all wells and septic tanks on the pro- <br />perty be properly sealed, filled and abandoned <br />prior to the start of grading operations on the <br />tract development. <br />10. That a building plan be submitted for <br />approval as a part of the improvement plans and e <br />minimum grade for streets or drives be set at <br />.5o unless otherwise approved by the City Enginee . <br />
