- 2 - <br />10. That a list of street names for this tract be <br />submitted to the Planning Director for approval prior <br />to submittal of a final map. <br />11. That all wells and septic tanks on the property be <br />properly sealed, filled and abandoned prior to the <br />start of grading operations on the tract development. <br />12. That a grading plan be submitted for approval as <br />a part of the improvement plans and that the minimum <br />grade for streets or drives be set at .5% unless other- <br />wise approved by the City Engineer. <br />13. That the Planning Commission allow a modification <br />of Article 7.06, Ordinance No. 358, by approving those <br />instances where opposing streets entering upon a cross <br />street are off-set less than 300 ft. <br />14. That the planning Commission allow a modification <br />of Article 7.04, Ordinance No. 358, by approving <br />"A" Court to be in excess of 500 ft. long. <br />15. That the City reserves the right to revise the map' <br />in the area of "A" Court and/or "B" Court to provide a <br />street connection to the 105-acre park site if the park <br />planning shows this to be desirable. <br />16. That all lots backing up to the 105-acre park site <br />and the school site have a minimum depth of 120 ft. <br />17. That the developer be required to provide any and <br />all sanitary sewer, water or other facilities stubs <br />to the 105-acre park site that may be deemed desirable <br />at the time of review of the construction plans. <br />18. That the developer be reminded that his development <br />is dependent upon the solution of some rather severe <br />flood control problems. <br />19. That the developer agree to pay 25% of the replace- <br />ment cost of the Hopyard Road bridge across the <br />Pleasanton Canal due to the la rge contribution of <br />drainage from his developments to the Pleasanton Canal. <br />This payment to be made at the time of approval of the <br />first final map that is filed within this tentative. <br />20.
