PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1082 <br />WHEREAS, the application of Bissell ~ Karn for Morrison Homes <br />for approval of Tentative Tract #3254 - Pleasanton <br />Valley, has come before this Commission, <br />NOW, THEREFORE BE IT RESOLVED, that the Planning Commission of the City <br />of Pleasanton hereby approves said tentative map <br />subject to the following conditions: <br />1. That said approval of Tentative Tract 03254 be <br />pending the resolvement of the flood plan situation <br />to the satisfaction of Zone 7 and the City of <br />Pleasanton. <br />2. That the two permanent pedestrian accesses from <br />this subdivision to the adjacent 105-acre community <br />park be located off Blackbird Drive and the other <br />along the future school property line. <br />3. That all in-tract easements be granted as public <br />service easements with no reference to specific use. <br />4. That the number, size and location of fire hydrants <br />remain subject to change pending completion of a <br />study of this matter by the Fire Chief. <br />5. That the developer provide all the street lighting <br />facilities necessary to adequately light the streets <br />within and adjacent to this tract at the lowest <br />possible coat to the City. <br />6. That electric power distribution and communication <br />service system be placed totally underground except <br />for pad-mounted transformers and above-ground splicing <br />cabinets where necessary. <br />7. That approval of the water supply and distribution <br />system be withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that the <br />proposed system meets both the immediate and long range <br />requirements for supplying water in this area. <br />8. That approval of the sanitary sewer system be with- <br />held until the developer has demonstrated to the <br />satisfaction of the City Engineer that the proposed <br />system is adequate for the service area and generally <br />meets the immediate and long range requirements of the <br />sanitary sewer system in this and all tributary areas. <br />9. That approval of the storm drainage system be <br />withheld until final design calculations have been made <br />and the developer has demonstrated to the satisfaction <br />of the City Engineer that the system fully meets the <br />requirements of this development and all upstream areas <br />intended to be drained through this tract and that the <br />requirements of Alameda County Flood Control District <br />have been met. <br />
