11. That the alignment of Valley Avenue as it <br />approaches Santa Rita Road be revised per Alternate <br />"B" as presented by the developer's engineers. <br />12. That Mohr Avenue be realigned as necessary to <br />produce a right angle intersection with Santa F.ita <br />Road in proper alignment with the portion of Mohr <br />Avenue on the west side of Santa Rita Road. <br />13. That the width of the streets in the Garden <br />Court areas be 42 feet. <br />14. That a modification of ordinance requirements <br />be granted to allow the cul-de-sacs to slightly <br />exceed the 500 feet limitation. <br />15. That Mohr Avenue be constructed as a 60 foot <br />collector street with roll curb except for the <br />right-of-way on the south side be widened an additi <br />5 feet to provide for the 8 feet wide bicycle path, <br />comparable to "D" Street. <br />16. That approval of the proposed cross-section of <br />Valley Avenue be withheld until final design to <br />allow staff to find out exactly how the proposed <br />paving on Valley Avenue for this development will <br />relate to the existing Kaiser paving on Valley Aven <br />17. That the right-of-way with Valley Avenue be <br />increased to 104 feet to alloca for the proposed <br />bike trail should final design indicate the need <br />of providing a parking lane along the northside of <br />Valley Avenue. <br />18. That the final utility design reduce to an <br />absolute minimum the instances of water, sanitary <br />sewer or storm drain lines constructed in off-street <br />easements. <br />19. That landscaping cuts will be placed along <br />Santa Rita Road and Valley Avenue. <br />20. That bicycle trails will be within the public <br />right-of-way. <br />21. That it is the intent of the developer to provi <br />a fully developed park and that said park be timed <br />to be constructed with the first stage of developmen <br />and according to the general guide lines provided by <br />the Parks and Recreation Commission. <br />22. That Kaiser Road be realigned with Valley Avent <br />in the first stage of development. <br />23. That the water system meet City design standarc <br />24. That fire flow for multiple residential be <br />1500 GPM. <br />25. That fire flow for single-family residential <br />be 1000 GPM. <br />26. That hydrants used within the tract area shall <br />be Greenberg 75's or acceptable equals. <br />-2- <br />
