PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1085 <br />WHEREAS, the application of Morrison Homes for approval of <br />Tentative Tract Map 3184, a residential development <br />consisting of single-family units, has come before <br />this Commission, <br />NOW, THEREFORE, BE IT RESOLVED, that said Tract PAap be approved s <br />to the following conditions: <br />~jec <br />1. That all in-tract easements be granted as <br />public service easements with no reference to specif'c <br />use. <br />2. That the number size and location of fire hydra~ts <br />remain subject to change pending completion of a stu y <br />of this matter by the Fire Chief. <br />3. That the developer provide all the street light: <br />facilities necessary to adequately light the streets <br />within and adjacent to this tract at the lowest <br />possible cost to the City. <br />4. That electric power distribution and <br />communication service systems be placed totally <br />underground except for pad-mounted transformers and <br />above-ground splicing cabinets where necessary. Thi: <br />would include any overhead facilities existing along <br />Santa Rita Road frontage of this property. <br />ng <br />5. That approval of the water supply and distribut' n <br />system be withheld until the developer has demonstra d <br />to the satisfaction of the City Engineer that the <br />proposed system meets both the immediate and long ra e <br />requirements for supplying water in this area. <br />6. That approval of the sanitary sewer system <br />be withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that the <br />proposed system is adequate for the service and <br />generally meets the immediate and long range require <br />ments of the sanitary sewer system in this and all <br />tributary areas. <br />7. That approval of the storm drainage system be <br />withheld until final design calculations have been <br />made and the developer has demonstrated to the <br />satisfaction of the City Engineer that the system <br />fully meets the requirements of this development and <br />all upstream areas intended to be drained through <br />this tract and that the requirements of Alameda <br />County Flood Control District has been met. <br />8. That a list of street names for this tract be <br />submitted to the Planning Director for approval prior <br />to submittal of a final map. <br />9. That all wells and septic tanks on the property <br />be properly sealed, filled and abandoned prior to <br />the start of grading operations on the tract develop- <br />ment. <br />10. That the entrance to the boat and storage area <br />off Valley Avenue be a standard commercial driveway <br />approach. <br />
