PLANNING CClAfISSION <br />Pleasanton, California <br />RESOLUTION No. 1098 <br />WHEREAS, the application of Costanzo-Wilson <br />Development Company for approval of <br />Tentative Tract 3298, generally located <br />due north and adjacent to Willow West <br />Estates, has come before this Commission, <br />NOW, THEREFORE, BE IT RESOLVED, that Tentative Tract 3298 be approved <br />subject to the following conditions: <br />1. That all fn-tract easements be granted <br />as public service easements with no refer- <br />ence to specific use. <br />2. That the number, size and location of fire <br />hydrants remain subject to change pending <br />completion,.of a study of this matter by the <br />Fire Chief. <br />3. That the developer provide all the street <br />lighting facilities necessary to adequately <br />light the streets within and adjacent to this <br />tract at the lowest possible cost to the City. <br />4. That electric power distribution and <br />communication service systems be placed totally <br />underground except for pad-mounted transformers <br />and above-ground splicing cabinets where <br />necessary. This would include any overhead <br />facilities existing along Santa Rita frontage <br />of this property. This condition to be approved <br />by the applicant, P.G. 6 E. and the City. <br />S. That approval of the water supply and dis- <br />tribution system be withheld until the developer <br />has demonstrated to the satisfaction of the City <br />Engineer that the proposed system meets both the <br />immediate and long range requirements for <br />supplying water in this area. <br />6. That approval of the sanitary sewer system <br />be withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that the <br />proposed system is adequate for the service and <br />generally meets the immediate and long range <br />requirements of the sanitary sewer system in this <br />and all tributary areas. <br />7. That approval of the storm drainage system <br />be withheld until final design calculations have <br />been made and the developer has demonstrated to <br />the satisfaction of the City Engineer that the <br />system fully meets the requirements of this <br />development and all upstream areas intended to <br />be drained through this tract and that the <br />requirements of Alameda County Flood Control <br />District have been met. <br />
