submit the SMP and POC, prepared by an approved geotechnical consulting, to <br />the City Engineer for review and approval prior to approval of the first final <br />subdivision map for this development. <br />(ii) Remaining Impacts. <br />Any remaining impacts related to potential slope instability and/or unstable soils will be <br />less than significant. <br />3. Unstable soil conditions -expansive and/or corrosive soils (pp. 147-148, <br />150-151 and 363-365; Condition 64-70 of PUD-33; MMIP F3a and F3b). <br />a. Potentiallmpact. <br />Expansive and/or corrosive soils could adversely affect structures or property. <br />b. Mitigation Measures. <br />The following mitigation measures are hereby adopted and will be implemented <br />as provided for in the Mitigation Monitoring and Implementation Program: <br />• Implement Oak Grove Planned Unit Development (PUD-33) Mitigation <br />Measures F3a and Fab. <br />c. Findings. <br />Based on the EIR and the entire record before the City, the City finds that: <br />(i) Effects of Mitigation. <br />The Environmentally Superior Project's potential impacts due to slope instability will be <br />mitigated to less-than-significant levels as the Environmentally Superior Project <br />includes, as conditioned, requirements that Mitigation Measure F3a and Fab be <br />implemented and through the implementation of the following specific actions: <br />The project developer shall undertake a detailed, design-level geotechnical <br />investigation and, based upon this investigation, shall submit adesign-level <br />report with the tentative subdivision map that incorporates and further develops <br />the conclusions and recommendations of the existing planning/development level <br />geotechnical report and the comments and recommendations provided by the <br />City's peer review geologist/geotechnical engineer. The report shall be subject to <br />the review and approval by the City Engineer before the Planning Commission's <br />action on the tentative subdivision map. <br />Page 29 of 45 <br />
