HACIENDA MOBILE HOME PARK <br />MAINTENANCE STANDARDS AND SCHEDULE <br />JANUARY: <br />THE ON SITE MANAGER WILL CONDUCT A WALKING INSPECTION OF THE PARK WITH THE <br />RESIDENT MAINTENANCE COMMITTEE. [THIS IS TO OCCUR EVERY MONTH UNLESS THE <br />COMMITTEE DETERMINES THAT SUCH INSPECTION IS NOT NECESSARY THAT MONTH.] <br />MAKE ANY NECESSARY REPAIRS. <br />PARK MANAGEMENT SHALLCLEAN OUT ALL PARK STORM DRAINS AS NEEDED/NECESSARY. <br />FEBRUARY: <br />GAS LEAK SURVEY, WHICH INCLUDES INSPECTION OF ALL GAS SERVICE LINES TO ENSURE THAT <br />ALL GAS COCKS ARE LEAK TIGHT AND CAN BE EASILY SHUT OFF IN CASE OF AN EMERGENCY. <br />REPLACE THOSE THAT LEAK OR THAT CANNOT BE EASILY SHUT OFF. <br />MARCH: <br />FLUSH AND PRESSURE TEST PARK FIRE HYDRANTS. <br />REPAINT SPEED BUMPS, CURBS AND RE-STRIPE PARKING AREA THROUGHOUT PARK. <br />CLEAN ALL PARK STORM DRAINS. <br />SWEEP STREETS. <br />APRIL: <br />TRIM LOW HANGING TREE BRANCHES. <br />SPRINKLER SYSTEM MAINTENANCE: REPAIR AND REPLACE WHERE NECESSARY AS REQUIRE TO <br />PROVIDE ADEQUATE IRRIGATION TO THE COMMON AREAS. <br />ON APRIL 15, PARK MANAGEMENT TO PROVIDE FOR THE RESIDENTS' USE ONE OR MORE <br />DUMPSTERS (TOTALLING 40 CUBIC YARDS), TO BE PLACED IN AN AREA OR AREAS MUTUALLY <br />AGREEABLE TO MANAGEMENT AND THE MAINTENANCE COMMITTEE, RESIDENTS WHO WISH TO <br />UTILIZE THE DUMPSTER(S) SHALL CONTACT MANAGEMENT SO THAT MANAGEMENT CAN <br />INSURE THAT ONLY MATERIAL ACCEPTABLE AT THE LANDFILL IS PLACED INTO THE DUMPSTER <br />(E.G., NO TELEVISION SETS OR COMPUTER EQUIPMENT) THE DUMPSTER(S) WILL BE AVAILABLE <br />FOR TWO WEEKS OR AFTER EACH DUMPSTER HAS BEEN FILLED TWICE, WHICHEVER OCCURS <br />FIRST. ONCE A DUMPSTER IS FILLED, MANAGEMENT SHALL IMMEDIATELY REMOVE IT AND <br />REPLACE IT WITH A SIMILAR SIZED DUMPSTER. <br />MAY: <br />WRITE UP THOSE RESIDENTS WHOSE SPACE IS NOT BEING MAINTAINED PROPERLY AS PROVIDED <br />IN THE PARK'S RULES AND REGULATIONS. <br />SWIMMING POOL AND SPA INSPECTION AND REPAIR. POOL OPENS. <br />JUNE: <br />INSPECT AND REPAIR PARK FENCING. WALKING INSPECTION OF PARK WITH RESIDENT <br />MAINTENANCE COMMITTEE. MAKE ANY NECESSARY REPAIRS. <br />JULY: <br />SIDEWALKS: INSPECT AND MAKE ANY NECESSARY REPAIRS. <br />REMOVE ANY LOWER BRANCHES FROM MULBERRY TREES THAT MAY BLOCK STREET LIGHTS. <br />AUGUST: <br />CLUBHOUSE MAINTENANCE: CLEAN CARPET, WALLS, CEILINGS AND ALL MAJOR APPLICANCES. <br />CLEAN STREET LIGHTS <br />SEPTEMBER: <br />TRIM ALL MULBERRY TREES BY SEPTEMBER 30TH <br />SWIMMING POOL AND SPA INSPECTION AND REPAIR.
