common areas, City may perform such maintenance, at is option, after providing 15 days <br />notice to the Park Owner. In such event, the City's performance of such maintenance <br />shall be at the Park Owner's sole expense and the Park Owner, upon demand by the City, <br />shall pay City all reasonable expenses incurred by the City in the performance of such <br />maintenance. If there is a dispute between the City and the Park Owner concerning <br />maintenance issues, the parties will employ the Dispute Resolution procedures as set <br />forth in Article III of this Agreement, provided, however, that the City may nevertheless <br />cause the work to be done pending resolution of the dispute with reimbursement to be <br />made to the City upon a finding by the hearing officer that the Park Owner is responsible <br />for such payment. <br />6. Resident Spaces. The Park Owner shall maintain all spaces owned by the Park Owner <br />in an attractive, reasonably weed free condition, shall require residents to maintain their <br />spaces in an attractive, reasonably weed free condition and shall inform any resident (or <br />owner of the mobile home if the home is not occupied) of any Park violation concerning <br />space maintenance issues. As to any resident who fails to so maintain his/her space, the <br />Park Owner will cause the space to be maintained and the bill the resident accordingly. <br />The maintenance committee may bring to the Park Owner's attention any space that the <br />committee believes is in need of space maintenance, provided, however, that the <br />committee shall not receive copies of the actual violation notice that the Park Owner <br />provides to a resident. <br />7. Health and safety issues. As provided by State law, the Park Owner shall inspect and <br />test all gas service lines annually and shall ensure that all gas cocks are leak tight and can <br />be easily shut off in case of an emergency; the Park Owner shall replace those that leak or <br />that cannot be easily shut off. The Park Owner shall cause all gas meters and electrical <br />transformers within the Park to be inspected annually by licensed contractors and shall <br />replace those that need to be replaced; the first inspection shall be conducted in <br />November 2007 and any replacements installed by March 31, 2008. The Park Owner <br />shall develop and maintain an emergency plan to assure that the valves to the gas main <br />will be closed in case of an extreme emergency and shall provide to each resident a gas <br />shut off wrench for that purpose. The Park Owner shall contact the City Fire Department <br />to confirm that the fire hydrants within the park have been inspected and tested annually. <br />Residents shall immediately notify the Park Owner if they become aware of any water <br />leaks in the park. <br />(aj:mydocs\mobilehomes\standards607(2)(2)104) <br />EXHIBIT F <br />
