Permitted and Conditional Uses <br />The proposed PUD is subject to the permitted and conditional uses of the R-1 One- <br />Family Residential Districts as outlined in the Pleasanton Municipal Code (P.M.C. <br />§ 18.32). <br />Parkin <br />The applicants have designed the project to preserve on-street parking to the maximum <br />extent. All required parking is provided on-site with access gained from the existing <br />driveway. The project requires no new curb cuts. In preserving all existing street parking, <br />the project exceeds the Downtown Specific Plan parking objective: "To ensure that a sig- <br />nificant amount of parking required to serve new development is provided on-site by pri- <br />vate property owners." <br />Per the requirements of the Pleasanton Municipal Code, the project provides two full size <br />parking spaces for each residential unit. The four new residential units each contain a <br />full-sized, two car garage on the main level that is accessed from the existing joint-access <br />driveway. The existing home will have two dedicated parking spaces to be located and <br />striped off along the west side of the existing home. Staff has conditioned that the spaces <br />have a minimum dimension of 10 feet by 20 feet (10' x 20'). No parking will be allowed <br />in any area of the joint access driveway. <br />Fencin <br />To satisfy building and fire code requirements, staff has conditioned the project to pro- <br />hibit any type of fencing except along the current north and west property lines. Fencing <br />is allowed up to 8 feet in height from a point 10 feet back from the property's current <br />eastern property line, and 11 feet back from the property's current southern property line. <br />Otherwise, fencing along the north and west property lines may be up to 30 inches if it is <br />solid style, or up to 42 inches if it is open (wrought iron, picket, etc.) style. Please see the <br />diagram below.
