Angela St., Pleasanton Page 2 <br />Eva/uadon of plans <br />Potential impacts from construction were <br />evaluated using the Site Plan prepared by <br />Charles Huff Architect (no date). The plan <br />proposes to demolish the existing structures <br />and construct four row houses along the <br />eastern and northern property lines. The <br />existing residence at the comer of Angela <br />Street and Peters Avenue will remain. <br />The foundation of house "C° will be <br />approximately 10' from the outside of the <br />trunk. Excavation, grading and pad <br />preparation will remove some roots and <br />inhibit the development of others. Excavation <br />of soil for the foundation will be to a depth of <br />between 18" and 24" below existing grade. <br />The foundation footing will be 15" wide <br />requiring a trench approximately 24' wide to <br />provide the room necessary for construction. <br />Impacts from the proposed foundation are <br />expected to be within the tolerance of the <br />tree, provided the Tree Preservatlon <br />Gu/dellnes are followed. <br />Pruning to provide demolition and construction clearance will be required. The proposed <br />row house will be approximately 10' high at the northern edge, rising to approximately 35' <br />at the center line. The location of the proposed row house will be within the dripline, <br />requiring moderate pruning of the southern portion of the canopy. Pruning will remove a <br />portion of the southern canopy. Given the lean and the weight distribution, however, this <br />may prove beneficial. <br />Tree Preservat/on GuldeUnes <br />The following recommendations will help reduce impacts to tn3es from development and <br />maintain and improve their health and vitality through the clearing, grading and <br />construction phases. <br />Design n~commendations <br />1. A TREE PROTECTION ZONE (TPZ) shall be established around the tree. The TPZ <br />shall be established at 10' to the southwest (at the limit of construction) and at <br />the dripline in all other directions. <br />2. Tree Preservation Notes, prepared by the Consulting Arborist, should be <br />included on all plans. <br />3. Any herbicides placed under paving materials must be safe for use around trees <br />and labeled for that use. <br />4. Irrigation systems must be designed so that no trenching will occur within the <br />TREE PROTECTION ZONE. <br />5. As trees withdraw water from the soil, expansive soils may shrink within the mot <br />area.
