BACKGROUND <br />Tracts 7430 and 7432, Ironwood Development (Busch Property), developed by <br />Ponderosa Homes, consist of 31 and 30 single-family residential lot subdivisions, <br />respectively. Tracts 7430 and 7432 are located near Busch Road, east of Kamp Drive <br />and south of Mohr Avenue. <br />Tracts 7430 and 7432 are the first of five subdivisions that make up the Ironwood <br />Development (Busch Property) to be accepted. Earlier, the Council accepted some of <br />the off-site public improvements required of the development. <br />On-site Improvements (to be accepted) <br />Tract 7430 of the Ponderosa/Busch development constructed four new public streets -- <br />Briones Court, Briones Lane, Terrazzo Court, and Fieldview Court -- which are <br />accessible only from Kamp Drive. There is no direct connection to other <br />Ponderosa/Busch tracts within this development other then emergency vehicle access <br />driveways located at the end of Terrazzo Court and Briones Court. <br />Tract 7432 of the Ponderosa/Busch development extended Baker Drive, which was <br />started under Tract 7429 and constructed two new public streets, Mills Court and <br />Madsen Court. <br />The storm drain system, sanitary sewer, and the water systems within the public streets <br />serving these tracts, will be maintained and operated by the City. Like other streets <br />within the development, the bioswales along the streets and planter strip between the <br />sidewalk and curb, as well as the emergency vehicle access driveways,- will be <br />maintained by the homeowners' association. <br />Off-site Improvements (to be accepted) <br />A condition of approval for the development required the installation bulb outs at the <br />intersection of Kamp Drive and Maple Leaf Drive to provide traffic calming along existing <br />Kamp Drive. These improvements are also complete and ready for formal acceptance by <br />the City. <br />DISCUSSION <br />City Council will be accepting for formal maintenance the public improvements as <br />described above.
