c. All water lines with internal pressures of 120 p.s.i. or greater, which occurs
while the reservoir is being filled with water, shall be constructed of ductile
iron pipe.
d. All individual water laterals to the homes on these lots shall have a minimum
diameter of two inches from the water main to water meter. All water laterals
with a static water pressure of 80 p.s.i. or greater shall have individual
pressure reducing valves located on the service end. A note shall be placed
on the improvement plans submitted with the final subdivision map indicating
which lots will require the valve.
e. Lots 1 through 7 shall be served from the Kottinger Ranch "A" Zone reservoir.
All other lots shall be served from the proposed "B" Zone reservoir.
The lots above a 780-foot elevation shall have individual booster pumps on
the water service. The booster pumps are private and shall be provided and
maintained by the individual property owners. The pump locations shall be
shown on the individual homes' grading/utility plans submitted with the
building permit plans to the satisfaction of the Chief Building and Safety
Official.
g. Install a pressure reducing station at the tie-in to the Bonde II reservoir.
Additionally, a connection for a temporary emergency booster pump shall be
installed on the "B" Zone side ahead of the new pressure reducing station
unless otherwise approved by the City Engineer.
h. An access road shall be provided to the detention ponds and the storm drain
outfalls from the public streets. The developer's geotechnical engineer shall
work with the Planning Director and the City Engineer to determine the width,
slope, and composition of the roads in the context of the approved mitigation
monitoring plans.
Unless otherwise approved by the City Engineer, a drainpipe shall be located
within the tank access road, Court 4, and "A" Street for the purpose of
draining the "B" Zone reservoir. This pipe shall be independent of the storm
drain system for the lots and streets and shall discharge into a detention pond
as approved by the City Engineer. The design shall ensure that discharge
from the "B" Zone Reservoir -either overflow or planned flushing -will not
impact the natural drainage courses.
j. The typical section showing the lot drainage shall be revised as follow:
The storm drain pipe shall be located in the centerline of the street to
provide required clearance between the water line(s) and the sanitary
sewer line.
• There shall be a manhole or curb inlet structure at the connection of the lot
drainage lateral and the storm drain pipe within the street unless otherwise
approved by the City Engineer.
City Council October 2. 2007 Page 18 of 41
