The lot owner/contractor shall submit a waste management plan to the <br />Building and Safety Division prior to issuance of building or demolition <br />permits. The plan shall include the estimated composition and quantities of <br />waste to be generated and how the project developer intends to recycle at <br />least 50 percent of the total job site construction and demolition waste <br />measured by weight or volume. Proof of compliance shall be provided to the <br />Chief Building and Safety Official prior to the issuance of a final <br />building/occupancy permit. During demolition and construction, the lot <br />owner/contractor shall mark all trash disposal bins "trash materials only" and <br />all recycling bins "recycling materials only." The lot owner/contractor shall <br />contact Pleasanton Garbage Service for the disposal of all waste (including all <br />recycling materials) from the site. This condition shall appear in the design <br />guidelines. <br />• Modify Statement G-2, Height and Maximum House Size, to state: <br />The maximum building height for Lots 1 through 51 shall be 30 feet unless the <br />lot is designated for asingle-story structure where the maximum a-~„m,~l;~ <br />building height shall be 25 feet#ellewe~. <br />Modify Statement G-3, FAR Maximum Area, to state: <br />Maximum Building Floor Area (FAR) shall be ~,°efer +„ T~hlo, "Ap.,~;.,n „f <br />~ „+~ h., Q,,;w.,,,. ~~,,,,r e,-e~-wf}iEq ~.~c~ 20 percent of the lot <br />area except for Lots 1, 6, 7, 10, 11, 12, 32, 33, and 34 which shall be <br />limited to a maximum floor area of 9,175 square feet, and Lots 26, 45, and <br />51 which shall be limited to a maximum floor area of 12,500 square feet. <br />Up to 800 square feet of garage floor area -for attached and detached <br />garages - is exempt from the maximum allowable building floor area. <br />Garage floor area over 800 square feet shall be subtracted from the <br />maximum allowable primary building floor area. Building floor area will <br />include all enclosed accessory structures, but does not include the area of <br />an open structure including trellises, arbors, patios, open patio covers, <br />swimming/lap pools, and spas. <br />City Council October 2. 2007 Page 10 of 41 <br />
