EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PDR-537/PCUP-167, Pleasanton Presbyterian Church <br />3410-3440 Ironwood Court <br />September 13, 2006 <br />General <br />Development of the Sprung structure shall be substantially as shown on the development <br />plans, Exhibit A, dated "Received June 7, 2006" on file with the Planning Department, <br />except as modified by the following conditions. Minor changes to the plans maybe <br />allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. All changes with respect to location, size, <br />materials, function, phasing, or construction shall be subject to the review and approval <br />of the Planning Commission. <br />Except as modified by the conditions below, all conditions of Case PDR-377 and <br />PUD-18 shall remain in full force and effect. <br />The Sprung structure shall be removed at the time permanent Building B is finaled or <br />after ten years from the time the Sprung structure is finaled, whichever comes first. <br />The applicant shall submit a request for an extension to the Planning Department <br />should funding not be available to construct the complex as proposed. <br />4. All audio and/or amplification systems shall be oriented towards the southeast, or away <br />from the Ironwood residences. <br />5. Doors shall remain closed during all times of activity within the Sprung structure. <br />6. All appropriate City permits shall be obtained prior to the erection of the Sprung <br />structure. <br />7. The design review approval shall lapse one year from the effective date of approval <br />unless a building permit is obtained for this or any building as part of PDR-377 and <br />construction diligently pursued, or the City has approved a time extension. Conversely, <br />if a building permit is pulled for the Sprung structure as herein approved, approval for <br />PDR-377 shall be activated. <br />8. All conditions of approval for Cases PDR-537/PCUP--167 and PDR--377 shall be <br />reprinted and included as a plan sheet(s) with the building permit plan check sets <br />submitted for review and approval. These conditions of approval shall be on all <br />grading and construction plans kept on the project site at all times. It is the <br />responsibility of the building developer to ensure that the project contractor is aware of, <br />and abides by, all conditions of approval. <br />
