EXHIBIT B <br />CONDITIONS OF APPROVAL <br />Vesting Tentative Map Tract 7815 <br />Threehand, LP, Greg Reznick <br />5 Windy Oaks Drive <br />August 23, 2006 <br />Vesting Tentative Map Tract 7815 shall be as shown on the vesting tentative map <br />plans and related exhibits, dated "Received" July 5, July 12, and August 17, 2006, <br />except as modified by the following conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. <br />All conditions of PUD-54 shall remain in full force and effect. <br />This subdivision map approval will lapse and become void two years from the date <br />of approval unless a final subdivision map has been recorded or an extension has <br />been approved by the City. <br />4. Final approval of all utility systems, grading, streets, drainage, and other <br />improvements shall be subject to final review and approval of the Department of <br />Public Works. <br />5. Prior to the City Council's approval of the final map, the City shall have awarded a <br />contract for the construction of a water reservoir, and for the installation of a rouglr- <br />graded road to the water reservoir, on the applicant's property. <br />6. The applicant shall grant to the City an access easement along the private road to <br />Parcel A, the City water tank parcel. Said easement shall be shown on the final <br />map for this subdivision. <br />The applicant shall grant to the City an emergency vehicle access easement (EVAE) <br />for the emergency vehicle access road on the Reznick property. Said easement <br />shall be shown on the final map for this subdivision. Prior to recordation of the <br />final map, the applicant shall secure an easement from the property owners at 1666 <br />Frog Hill Lane, Ford and Mary Roberts, to connect the emergency vehicle access <br />(EVA) road from this development to the Roberts' driveway and to allow the <br />existing Roberts' driveway to serve as an EVA road to Old Vineyard Avenue. In <br />the event the Roberts do not allow the EVA road to be located on their property, the <br />applicant shall provide an alternative EVA road for this subdivision and any needed <br />EVAEs, subject to the review and approval by the Planning Director, Fire Chief, <br />and City Engineer. <br />
