EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PAP-96/PADR-1552, Allen Aldrich/Victor Easley <br />4767 Harrison Street <br />July 26, 2006 <br />The second dwelling unit shall conform substantially to the site plan and related <br />materials, Exhibit A, dated "Received July 19, 2006," on file with the Planning <br />Department, except as modified by these conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Zoning Administrator if found to be in substantial <br />conformance with the approved exhibits. <br />Prior to submitting to the Building and Safety Division, the applicant shall provide the <br />Planning Department with revised plans that illustrate: (I) the new building foot print <br />and setbacks; (2) the two additional parking spaces on the right (east) of the second <br />dwelling unit; (3) the two-foot planter strip between the second unit and parking pad; and <br />(4) the two four-foot (in width) pedestrian walks extending from the front lot line to each <br />dwelling unit. The revisions shall be reflected on the site plan, roof plan, floor plan, and <br />elevation drawings upon submittal to the Planning Department. <br />3. Prior to construction of the second unit, the property owners shall submit a landscaping <br />and irrigation plan, for approval by the Planning Director, identifying the native shrubs to <br />be used in the 2-foot planter strip. The property owner(s) shall construct and maintain the <br />approved planting within this strip at all times. <br />The property owner shall use color concrete for the two additional parking spaces and <br />replacement of the existing gravel driveway. <br />All new fireplaces shall be gas fireplace, pellet-fueled wood heater, or an EPA certified <br />wood-burning appliance. <br />6. The colors and materials of the addition, including the roof, shall match those of the main <br />residence. <br />The second unit shall comply with all the applicable requirements of Pleasanton <br />Municipal Code Chapter 18.106 Second Units. A restrictive covenant shall be recorded <br />against the lot with the Alameda County Recorder's Office prior to the issuance of a <br />building permit from the building department regarding restrictions on the second unit. <br />The applicant shall provide a copy of the deed and legal description to Julie Harryman, <br />Assistant City Attorney, at 123 Main Street (925-931-5018) who will prepare the <br />document for the applicant's signature. <br />8. The applicant shall file, as part of the restrictive covenant recorded against the lot, a <br />statement requiring that one unit on the subject lot is owner occupied at all times. <br />
